EPDM Membrane

Ethylene propylene diene monomer rubber is a synthetic rubber membrane used a rofofing membrane known as single ply or by the acronym, EPDM.  It comes in a variety of thickness and choice of black or white.  The common applications are loose laid and covered with gravel as ballast, fully adhere to a smooth surface or mechanically fasten.  With EPDM membrane, glues are the method use to seal the roof system.

With the many different combination of thicknesses or membrane color, it is important to know the expectation on how it is wished for the roof system to perform.  Black EPDM is much cheaper solution to White EPDM, so Black EPDM is the best choice for ballasted systems.  When talking fully adhered, White versus Black really depends on the function and performance of the roof system.  The thickness whether 45 mil or 90 mil will effect the longevity of the roof system.  With EPDM, the choice is great.  For commercial properties, depending on product choice, there is a warranty to protect the property from membrane failure to suit the needs of the property owner.

Like any other roof, flat roofs need the water to go somewhere.  Depending on the design of the roof, the water may shed or directed to drainage points.  A certain amount of ponding is acceptable, but it is always best to have a minimum standing water for any extended period of time.  A loose laid EPDM system will hide any pooling in the gravel ballast.  A fully adhered system will reveal any low spots in the roof system.

Any mechanical, electrical, and plumbing vents coming through the roof membrane must sealed properly.  These are usually the first areas to fail whether from age or poor roofing practices. Chateau Roofing & Siding uses the newest innovative methods when ensuring the integrity of the whole roof system is done properly where the roof system is most vulnerable.  EPDM has very specific requirements when performing the details.  It is important that you have qualified installers to avoid future issues.

It is unlikely any issue will arise after the roof has been completed.  At Chateau Roofing & Siding, we will provide a workmanship warranty on new roof systems that will protect you from any errors in the application of the roofing system.  After this period of time, a regular inspection is highly recommended to insure that the roof is remaining functional and any issues are not arising for whatever reason.  Please ask about what kind of program will suit your needs.
